Why a Brand-New Home in Parker Still Needs the Radon Test

Walk through a model home in one of Parker's newer communities on the east side of town, somewhere like Trails at Crowfoot or Tanterra, and you'll hear the same reassurance from more than one buyer: it's brand new, so radon isn't something I need to worry about. The logic feels sound. New construction means new materials, tighter seals, better everything. Surely a home built in 2026 doesn't carry the same risk as a 1990s ranch in an older Parker neighborhood.

That assumption is exactly backward, and it's costing buyers a step they'll wish they hadn't skipped.

The ground doesn't know how old your house is

Radon comes from the natural decay of uranium in soil and rock. It has nothing to do with when a house was framed, wired, or drywalled. Douglas County sits in the EPA's Zone 1, the highest-risk category the agency assigns, and that classification applies to the ground itself, not to any particular subdivision or build year.

Homes in older, established Parker neighborhoods like Stroh Ranch, Stonegate, Canterberry Crossing, and Idyllwilde sit on the same geology as the new communities going up on Parker's eastern edge. A buyer closing on a five-year-old home in Idyllwilde and a buyer closing on a to-be-built home in Tanterra are standing on the same uranium-bearing soil. The finish level of the house tells you nothing about what's underneath the slab.

Newer construction can actually trap more, not less

Here's the part that surprises most buyers: energy-efficient building has made this worse in some ways, not better. Modern Parker homes are built tighter than their predecessors, with better window seals, better insulation, and less incidental air leakage. That's good for a heating bill. It's not good for radon, because a tighter envelope means less natural air exchange to dilute soil gas that finds its way in.

Add Colorado's long heating season to that equation. A running furnace creates negative pressure inside a house, and that negative pressure pulls air, including soil gas, up through any crack, gap, or utility penetration in the foundation. A home that tests at 2 picocuries per liter in a breezy August can climb well above the EPA's 4.0 pCi/L action level once winter sets in and the furnace runs for months at a stretch. A one-time test taken at the wrong time of year can hand a buyer a false sense of security.

What a "passive rough-in" actually promises

Many new Parker homes come with a passive radon rough-in: a vent stack, a layer of gas-permeable material under the slab, sometimes a sealed sump, all designed so a fan can be added later if a test comes back elevated. It's a sensible feature, and plenty of builders include it as standard practice in high-radon regions.

It is not, on its own, proof that the house is safe.

A rough-in is only as good as its installation. A vent pipe that wasn't sealed properly where it passes through the slab can leak. A vapor barrier torn during the concrete pour loses much of its effectiveness. And even a correctly installed passive system depends on natural airflow, which is inconsistent by nature, so a home can have a technically complete rough-in and still test high once people are living in it.

Here's the detail that matters most for anyone shopping new construction in Parker specifically: Fort Collins has required radon-resistant construction in its building code since 2005. Parker enforced the 2021 International Building Codes for several years before moving to the 2024 edition, which took full effect on June 30, 2026, and neither version carries a blanket radon-resistant-construction mandate the way Fort Collins does. That obligation doesn't disappear because a house is new. A builder who tested a model home, or who has test results from an identical floor plan next door, is working with knowledge that falls under the same disclosure standard as a resale seller.

There's a practical closing wrinkle here too. The Town of Parker requires a building permit for radon system installation, the same as it does for a furnace replacement or a finished basement. An unpermitted or undocumented mitigation system, meaning one installed without the paperwork trail that shows it was done and inspected correctly, can stall a closing while everyone scrambles to confirm what's actually behind the drywall. A system with a labeled installation, a working manometer, and a post-mitigation test result turns a radon finding into a straightforward line item at the negotiating table instead of a delay.

If the answer to any of those is vague, that's useful information in itself.
